Looking at the Waunakee area real estate days on market for condos and single family homes.

The Waunakee Real Estate days on market is all over the place, huh? Not a whole lot of consistency, especially in the Waunakee condos market. The Waunakee single family market has had some fluctuations in the months of April and last year October but otherwise has been sitting between 65 to 95 days on market.

This last month the Waunakee single family market was at 43 days. I look forward to next month to see what kind of trending is taking place.

A rate cut was expected today, but the aggressive .50% rate in both the Federal Funds Rate and the Discount Rate surprised many, including myself.

The Federal Reserve lowered its benchmark interest rate by a half point to 4.75 percent, this is the first Fed rate cut in four years!

We wrote more about the rate cuts, the stock market and the housing market at our main blog, The Gardyn.

I have talked in past the housing market in Madison is slowing more on psychological reasons, instead of a fundamental reasons. This will probably help many buyers that are sitting on the fence start get more serious.

Here is a look at the real estate market activity in Waunakee since June 1st, 2007.

What is the holding inventory or absorption rate in Waunakee? How long would it take to sell a home?

How we calculate that data is:

• How many homes are selling in a month?
• Based on the current active inventory, how long would it take to sell?

So the average home sales in Waunakee is 12.3 a month.

• 37 total sales since June 1st.

There are 119 current active listings for sale in Waunakee. If we said no more listings are allowed to come on the market, with an average of 12.3 selling a month, it would take 9.6 months to absorb the existing inventory.

This would make the Waunakee real estate market a balanced market.

A look at the last five years trending of the Waunakee real estate market.

We looked at total number of single family homes that had been listed in Waunakee starting at January 1st, 07 thru to today. We then looked at the total number of single family homes that had sold in Waunakee in that same time period.

Waunakee real estate sales have been fairly consistent. 2005 was by far the best sales year with a 165 single family homes being sold.  What is enhancing the perception of a slow down in the Waunakee real estate market is the number of homes that have been listed and active listings. The choice and selection of inventory is increasing for buyers.
